3030 House - waiting for the steel erector

The next step for the 3030 EcoSteel House is to assemble the steel framework, but the owner is waiting in line right now. Plenty of other tasks to do in the meantime however. And us, we've had a request to see what the front of the house looks like, so a new image of the model is posted as well.



This illustration shows a different color scheme than the previous images.

On site they applied a void filling top coating to the foundation wall and ground it smooth. This creates a mottled patina on the concrete surface which looks pretty cool.



The rest of the crew is sanding reclaimed oak barn boards which will become the ceiling of the ground floor.

I recently got a query from one of the editors of Mother Earth News regarding a news story she had read in the New York Times. The writer, David Pogue, had been a judge in a contest sponsored by by the History Channel and the National Inventors Hall of Fame titled "Modern Marvels/Invent Now." A $25,000 prize was awarded to one amoung 25,000 contestants, and the winner was the Enertia House, which was invented by engineer and former log-home architect, Michael Sykes.

The Mother Earth News editor said that these homes had been featured in their magazine before. They essentially provide two wooden shells for the home, one inside the other. She said that there was no mention in the article about the cost per square foot. She was wondering what I thought about the concept from the standpoint of sustainable architecture.

Here is my response:

Double envelope house designs have been around for several decades and they definitely offer some benefits, as well as raise some questions. Any house that takes advantage of the geothermal properties of the ground will be doing its inhabitants and the earth a good turn. This can take the form of earth-sheltering in general, or some clever system of circulating air like the Enertia concept; coupled with sensible passive solar design, it is possible to approach a "zero energy" home.

The concerns about their system that I have are: The use of wood as the primary building material is not generally sustainable in this day of lost forests. With the double envelope design, you are practically building two houses to end up with one. Relying on wood as a thermal mass material compromises the potential thermal performance because wood does not serve this function nearly as well as traditional masonry thermal mass materials. So, I guess what I am saying is that a more sustainable and less costly design can be accomplished in more traditional ways.

Answering the same question, Paul Scheckel wrote, "At first glance, this looks a lot like sunspace design from the 70s (without the stone-filled basement to store heat) which overheated in the daytime and lost lots of heat at night. Consider also that this giant convection oven requires a temperature difference, which in this case is driven by the sun and the cool basement. A New England winter has precious little sun, so my heating system will drive the convective loop, increasing heat loss (in addition to the insulation-free envelope). I haven't heard too many people (ie: none) say that wood is bad for houses and better for biodiesel, but there are good arguments for not using so much material in a home. Does it work? I'd like to see one built in the northeast and see the resulting energy data, wherein the proof will lie."

Clark Snell of www.thinkgreenbuilding.com wrote, "I spent five minutes looking over the web site, so these comments are only based at looking at marketing materials, i.e. they may be inaccurate. Ditto what has been said so far. A couple more “red flags:”

  1. Solid wood envelope. They seem to be using the old “mass enhanced R-value” argument for why solid wood walls perform well thermally. I think it’s well established that this is true only in very specific climatic situations. Touting solid southern yellow pine walls in comparison to solid white pine walls is like saying a Chevy Suburban gets better gas mileage than a Hummer…that’s not really a useful statistic.
  2. Energy without oil. The presentation intimates that this is a completely passive design. For example, no heating system is mentioned. That simply isn’t credible for most climates using the technology they are describing.
  3. Passive means local. You simply can’t create a design that relies heavily on passive techniques and generalize it across climates. In my area where we have high humidity, I’d wonder about this convective loop through the attic and basement, for example.

I could go on. I’m a passive design freak, so I’m all for the basic concepts they are dealing with. However, I don’t see anything really new here, but see marketing claims touting what they are doing as a major breakthrough and “the answer”. That always makes me nervous."

David Eisenberg, of www.dcat.net wrote, "After a skimming around their website, I see that they sell kits and their base prices don't include a lot of things - some of which are enumerated:

"Enertia Homes are sold as pre-cut, numbered kits varying in size from 1000-6000 square feet. The kit is a structural package that includes the timbers for the four exterior walls and the two interior walls (Energy WallsTM) which form the envelope, as well as the flashings, gasket, spline and fasteners to put the structure together. Also included are the beams for the upstairs floor system and the rafters for the roof structure. Doors, windows, flooring, and foam SIP roof panels are priced separately as per your blueprint and climate."

That's a pricey list of not includeds and notice they say nothing here and I saw nothing in my quick scan of the site about some really big and typical costs like excavation and foundations, below grade walls, or basement floor. They say this is a structural package but they don't mention all the things that are going to be extra that most people would expect in a house - plumbing, wiring, fixtures (electrical and plumbing), stove, etc. and especially that the solar PV and thermal water heating systems are not part of the package. It would be nice if they said right up front and clearly what they do and don't sell. And they should make it very clear that all the prices include only the factory labor, not the cost of actually assembling and finishing these structures.

But the biggest issue I have is that these are essentially double wall structures using an enormous amount of thick, milled lumber, which appears to use many times more wood than goes into a stick frame house. It would be interesting to see if they use more wood than a comparable log home. They'll likely be more energy efficient than a log home, but they'll use as much or more wood. Which raises all sorts of issues about the sustainability of this venture - beyond just the trees cut down - much bigger transportation, milling, probably kiln drying impacts as well. The concept is fine and likely works reasonably well in most climates. I'd need to see much more actual performance data and of course real cost data to be able to make any kind of realistic judgment of the viability of this concept as anything more than a niche market system. But between the costs which are going to be very high and the amount of materials going into one of these, calling it sustainable seems like a real stretch."

And finally, Jeff Judkoff of the National Renewable Energy Laboratory, wrote: "The concept of "Double Envelope" homes has been around since at least the 1970's. A number of them were built in the late 70's early 80's. Some variations of the concept were published in the Solar Home Book, by Bruce Anderson and Michael Riordan in 1976, Cheshire Books. Other publications in that time frame also showed the concept. The only truly new concept here is the notion that the resins in the wood behave as phase change storage materials. I have no idea if that is true, but I doubt it because the most common phase change is from a solid to a liquid, in which case the resins in their liquid phase would leak out creating a mess. That's not to rule out the possibility that some tree resins could go from a solid to semi-solid phase, or that they are encapsulated in the wood, I just don't know if they can, and would only be able to determine it through controlled scientific testing in a calorimetry chamber. Phase change storage can really be a big boost to the performance of many flavors of passively heated and cooled homes.

There are many ways to acheive highly efficient homes that more or less "heat and cool" themselves. Different approaches have different costs and will work better in some climates than in others. In Colorado, my lab, NREL, worked with Habitat for Humanity to create a net energy producing home. We used super insulation, passive solar tempering, ventilation heat recovery, engineered shading, solar hot water with a backup instantaneous water heater, compact flourescent lighting, and PV. We also have more than a years worth of detailed data to prove the performance of the home (it really was a net energy producer for the last year).

I saw no data to indicate how well the Enertia home actually performed from an energy perspective. Cost, energy performance, and comfort are the key criteria by which to evaluate such homes, and data is always better than arm waving, or catchy theories. Nothing beats the scientific method for objectively determining the value of an idea."

ART EXHIBITION: Degrees of Remove, Landscape and Affect

Landscape is a term that has possessed a variety of related definitions in the past. At Sculpture Center’s group exhibition, Degrees of Remove: Landscape and Affect, landscape is “as an interpreted notion of space.” The exhibit questions how perceptions of landscape have changed since technology has made it possible to engage in landscapes far removed from our physical locations– or if we can really engage in them at all. Curated by Sarina Basta and Fionn Meade, the exhibition will run until the end of this month and has a corresponding film series at Anthology Film Archives.

Urban Green Building

I recently received two emailed questions about the seeming lack of attention to green building in urban settings:

"I happened to notice that very little, if not at all, mention of urban dwellings and how small urban homes are practically the greenest you can get when you factor in transportation. Green homes spread out in the country, unless you're living off the earth and have no use for a car, may counteract your carbon footprint savings if you have to drive on a continuous basis. A vast majority of Americans live in a metropolitan area, it would be nice if your information can include an aspect to the benefits of small homes in urban dwellings."

"I am curious about building an earth covered or underground home in the future. Can these houses be built on a small lot within a city? I think being close to your neighbors etc., is one way to help achieve sustainable living, however, the green homes I have seen always appear to be on a large parcel of land."

I think these folks are absolutely right about this. It is unfortunate that most of the natural building movement has been more of a rural activity...but there is no reason why it has to be. Virtually all of the principles of sustainable architecture that I outline at http://greenhomebuilding.com/sustainable_architecture.htm would equally apply in an urban setting.

In districts where housing goes above 2 or 3 stories, it is difficult to use some of the more natural techniques. One problem is that many of these methods of building result in rather thick walls, especially when the walls must go quite high, so that interior space is compromised by this. This is where some hybrid concepts might be useful, such as building with a steel framework to allow multiple stories, and then fill in the walls with less industrial materials, such as strawbales, cordwood, or earthbags.

As for going underground in a city, it certainly can be done. It would be a great way to create dwelling space and reserve most of the land above for gardening or parks, creating much needed green space in the city.

Also much of the movement towards "sharing facilities," such as co-housing, can be done in cities. This is another way to create both denser housing and reserve open space for parks and gardening.

I think that all proponents of green architecture need to put more creative thought into urban design!

Paint-free shirt design from Viidrio

The idea behind Viidrio shirt designs is to practice other options aside from screen-printing. Initially when they knew they wanted to use an aluminum tin, they were thinking about having the containers printed by packaging manufacturer. But that option would have contradicted the concept behind Viidrio.

The shirt designs have embroidery-art, and Viidrio wanted the packaging to have a cohesive design and theme. Packaging to Viidrio has a big impact on how you perceive a product at the beginning, and at the end of its use. Packaging becomes part of the product, and is a form of presentation. But it must be done correctly, the same way someone can plate a meal attractively, for one to be excited about what they are just about to eat.

The top of the tin has an embroidered design that foreshadows the design that is in the shirt. The recycled paper band that is wrapper around the tin (that contains additional graphics and product identity) is sewn together at the ends. The band around the tin is also affixed with clear stickers for easy removal.

The materials of the Viidrio shirts are 100% cotton threads, aluminum tin, 100% recycled printed matter and aluminum foil tape.

The other main concerned about packaging is the waste it produces. With this particular shirt packaging, the paper used for the band is 100% recycled paper from grocery bags (therefore making a 3rd cycle of use). After removing the band (if the consumer wishes) the tin can be reused to store any small non-perishable item. Example: jewelry, loose change, keys, paper clips, etc. If you ultimately don’t want the container, you can always take it to a recycling center. Last, but not least, you can return 5 undamaged containers to Viidrio. In exchange of a free t-shirt of your choice.

London Design Festival: Designersblock Part 2

Eggs were all the rage at Designersblock at Covent Garden, from fresh (Nosigner) to fried (Jaehyung Hong). Karen Ryan showed her versatility from eclectic chairs to colourful, umbrella-sized lights. Lucky Candles from Maria Gil Ulldemolins showed us a trick or two about aging, and the Biodegradable 100 Prayer Pots by Mingyu Jeung & Misun Kong contain handwritten wishes that go back to the earth. Kyeok Kim exhibited rings carved from soap, and Nic Wallenberg's lighting was configured in just one of many ways.

Above is his speech from last night in Grant Park in his home city of Chicago. I would like to bring forward the following sentence from the speech; “…our stories are singular but our destiny is shared!”.

Let’s hope for change and a possible new world order.

New Mexico EcoSteel House - railings installed

The handrails on the stair and all around the second floor of the New Mexico EcoSteel House are installed and they look great.



I had gotten very used to lookng at the stair without a rail, and I was afraid that the rail would somehow complicate or spoil the spare look of the stair. Well it did not turn out that way and I think this is why. The rail that was picked is a stainless tube rail with cables so its very light and transparent. Also the brightness of the stainless really separates it from the grey vertebrae and ribs appearance of the stair. If the rail had been painted steel work that matched the stair I believe it would have compromised the lines of the stair.

Arkhefield’s Bahaman Eco-Shed Down Under

When they were first commissioned to create a “Bahaman” seaside cottage on secluded South Stradbroke Island, Brisbane-based Arkhefield was faced with a few interesting challenges. The design had to be livable all year round, made from materials strong enough to withstand the harsh climate conditions, yet remind its inhabitants of memorable vacations spent on exotic islands. The resulting design stands out as a modern, sustainable interpretation of a Bahaman cottage that capitalizes on the site and celebrates volume but is also capable of isolating, re-orienting and shutting down against inclement weather when necessary.

Letters from Sweden - the foundation

One issue we have not examined as we looked at the fabrication of houses in the factory is the foundation work that goes on in advance of the arrival of the house. The Swedes are using some innovative products for foundations as well, products that make there status quo houses much more energy efficient than ours here in the States.

New houses in Sweden are primarily built on slabs, partly because its expedient, but also because its naturally the best way to have in floor radiant heating. In a cold climate this is the only way to use a slab otherwise your slab will feel cold and uncomfortable. But a slab in a cold climate must be insulated from the elements or it will throw heat out its edges. There are typically two strategies to isolate your slab from the cold.

The first strategy is to make an insulation break between the slab and the foundation wall. This is typically done with a narrow insulation layer. In order to place this between the slab and wall the two structures have to be built in separate operations. First the wall, insulation break, and then the slab is poured inside the walls. Two steps.

The second strategy is to insulate the outside edge of the slab. This allows you to pour the slab and foundation wall in a single step, but you have to return and install insulation around the perimeter. Thats not the end of it though. This insulation is of course very vulnerable to damage. Its a soft material and it is right at grade, so it must be protected by something tough, usually the best choice is a cement board product. The insulation and protection board creates at best a second step.

Ok, what are the Swedes doing. First of all they are not building deep foundations. All buildings in cold climates should be founded on soils below the frost line. How do the Swedes avoid this then. I''ve not seen photos of their entire site prep sequence but they appear to be setting slabs on stone beds which may reach below frost, and prevent soil expansion if frozen. Furthermore they are building on slabs insulated at the perimeter which allows the radiant slab heating system to warm the earth below the center of the slab which prevents soils below the foundation from freezing and heaving. So suddenly they have eliminated the foundation wall and only need to build the slab on grade. A great savings in time, effort, and expense. Ok, but they still end up with the slab insulation issues described above. No. They use a foam formwork that forms the perimeter of the slab, and insulates it at the same time. And this foam formwork is coated with a tough cement finish coating that protects the foam and prevents it from being damaged. Even more important, its one step.

Recycled Houses

Awhile ago I was driving down one of our main local roads and noticed a house in the middle of it. I didn't remember a house being there and thought that I was seeing a strange mirage. The closer I got, the more real it appeared, until I was forced to slow down and drive around the thing, at which point there was no doubt about its authenticity.

A big truck tractor was towing this entire 1200 square foot house balanced on two huge steel I-beams and a bunch of wheeled dollies. Progress was slow but steady as it inexorably moved toward its next incarnation. Just that morning it had departed its original home where it had been seasonal housing for migrant workers.

The owners of this seeming mirage had searched for just the right orphaned house to adopt as their own, lovingly place it on a new foundation, and refurbish it. Many houses would not be suitable for such a trip; generally only well-built wooden structures can withstand the stress of such a move. This house had all the qualities they were looking for: charm, integrity, and affordability. The entire cost of the house and having it moved was $10,000.

By the time they have it completely fixed up with new plumbing and electric service, an insulated stucco exterior, new energy-efficient windows, a metal roof, a completely rebuilt front porch, all of the interior walls resurfaced, and miscellaneous repairs, they estimate that the total cost of the project will be about $50,000, including the land. Not bad for what in most regards will be as good as new!

Of course new is not what they wanted; they bought this early twentieth century house (it's actual date of construction is unknown) precisely because of its special vintage quality. It reminds one of the owners of the house his grandmother lived in, with 9 foot ceilings, three smallish bedrooms, tongue and grooved fir flooring, cast-iron radiators, built-in cabinets, drawers and even ironing board, and the intangible quality of a by-gone era. They plan to retain the original floor plan intact, only altering a walk-in closet to become the mechanical room and turning a room off the kitchen into a dining space.

The house made the entire trip with just a few places where the plaster cracked in one corner, which is easily repaired. This is one very solidly-built house, made from the sort of fir that no longer can be bought. There was only one place under the kitchen sink that had suffered leak-induced rot over many years; everything else is as straight and true as any carpenter would want.

Another late twentieth century vintage home of about 800 square feet came from property leased from the Federal government and the house needed to be moved. With local help, the buyer of this little home added an additional room onto the original to comply with the homeowners' association square foot minimum. She has thoroughly enjoyed the process of remaking this simple cabin into her charming home, imbued with the wonderful quirky qualities that spring from her fanciful mind.

Once a house is moved it must comply with current plumbing and electrical codes, so these elements were completely redone. Most of the windows were replaced with second hand units that gave her just the views that she wanted. The exterior was resurfaced with rough-sawn lap siding and a new metal roof was installed. The original interior plastic paneling was replaced with sheetrock, and decorated with lots of natural wood trim. The whole feeling of the place is one of lovingly crafted touches wherever the eye lands. The new owner says, “I would much rather live in something recycled than buying something brand new which has no character. I let this house come together…it just evolved!”

Creating new life for old or abandoned houses has got be one of the most sustainable ways of making habitation. This is the ultimate form of recycling, where most of the basic components of a house are utilized intact instead of being tossed into a landfill or burned. There is a tremendous savings in the embodied energy of the house (in both materials and labor), so that all that needs to be done is to repair and polish the original dwelling to create a whole new life for it. Hoorah for these people who have the vision and willingness to take on these projects!

Well, in contrast to the usual news that happiness is THE key to a better living I found that this article share some interesting sources on quite the contrary. Similarly have you ever thought about how our world would look/feel like if everything is 'designed' well? For me this triggers quite a few follow up questions like: How about Design's role as 'styling' then in contrast to 'Design' as a source for innovation? And re-phrasing Naish's words: 'Bad Design is the driver of human endeavour'! What do you think?

On my recent trip to London for the Design Festival, I did not limit my search for aesthetics to home interiors and accessories. I stopped in a bookstore and checked in on some British cookbooks that are easier to find in the UK than in the US like Tamasin Day-Lewis, Leith’s Cooking School series, and the new Gordon Ramsay Cooking for Friends. Ditte Isager is the photographer who shot Gordon Ramsay’s new book, and I will admit that the photos sold the book. I am so enchanted by Ditte’s work, that I keep the book on my bedside table to look at before going to sleep so I’ll have nice dreams! Ditte’s signature photographic style is unmistakable and totally addictive. Her recipe for a fruit meringue cake looks fancy but is simple to make. Don’t be afraid of meringue! Fruit Meringue Cake

Meringues
2 egg whites
1/2 teaspoon vinegar
½ cup sugar

For topping:
whip cream
fruit or berries, whatever you feel like

1. Whip the egg whites, vinegar and sugar for around 5 min to it is thick and shiny.
2. Put a little bit of flour on baking paper and make a circle around 20 cm in diameter with the whipped egg whites.

3. Bake it at 305 degrees (F) for around an hour to it is crisp, turn off the oven and leave the meringues there until it is cold.
4. Whip the cream, you can add some berries to the cream too, and decorate the cake with whipped cream and berries

Why Ditte chose this recipe: This is my favorite cake soooooo easy and so delicious! I always make it for birthdays, dessert when friends come over for dinner ………any occasion.

Trend: M-commerce Booming in China

A combination of factors underpins rapid growth in the Chinese mobile commerce sector.

Trend Description

China is rapidly emerging as the global capital of m-commerce applications, driven by an increasingly high-tech digital environment, the world’s largest mobile phone subscriber base (nearly 600 million), and the recent launch of the country’s own 3G standard (TD-SCDMA).

Although China currently lacks the advanced mobile applications of Europe, North America, Japan and Korea, many cellular players are now launching sophisticated mobile applications, and analysts predict the country may leapfrog more traditional m-commerce markets in the near future.

Penetration of new markets, including retail, ticket purchases and person-to-person transactions, is predicted to result in increasingly high volumes of small payments to Chinese m-commerce service providers. Because this type of transaction costs businesses far less than retail or other forms of transaction, the demand for m-commerce solutions is expected to grow and result in tremendous opportunities for these SPs.

Cases

UFIDA’s hapigo

The “hapigo” platform developed by UFIDA Mobile is China’s first large-scale, multi-functional m-commerce platform. With a strong focus on mobile internet technology, hapigo provides retailers and consumers with an efficient and effective  one-stop m-commerce shop. Last year hapigo became “the first brand of mobile e-commerce in China”, serving 200,000 retailers over 1 million mobile consumers.

UFIDA Mobile is a recently created US$13.42 million joint venture between the Beijing-based Ufida Software Company and Japan-based wireless heavyweight NTT DoCoMo.

Taobao’s WAP Site

Alibaba’s Taobao, the Chinese version of eBay, has recently launched a WAP version of the site at wap.taobao.com., in an effort to expand its reach to China’s huge mobile phone subscriber base, many of whom do not have net access of their own.

More interesting still is the way in which the site is served by a mobile interface for Alipay. Payment for most m-commerce in China so far has been processed by mobile service providers as part of the consumers’ bill. Although China Mobile may not be too happy with Alibaba’s move to cut them out of the loop with its “m-Alipay” service, its hard to imagine they can stop it in the long term.

Trend Impact

While the future for m-commerce in China looks rosy, there are still many obstacles to overcome. China is still largely a cash-based economy, with m-payment support structures only recently being developed. The rate of mobile phone uptake is also very  biased toward urban areas, especially when it comes to smartphones / PDAs.

Since voice is still the dominant application, decades-old mobile technologies are still some of the most profitable, and many mobile operators will need to upgrade large parts of their networks to the 2.5G and 3G technologies needed for most m-commerce applications. Still, with m-commerce proving increasingly popular and profitable, the financial incentives will surely continue to drive investment in both infrastructure and applications.

Californians Vote Yes on 800 Miles of High Speed Rail!

Barack Obama’s election to the presidency wasn’t the only sustainable choice on the ballot last Tuesday. Californians voted in favor of an 800 mile high speed train system that will stop in every major city from Sacramento to San Diego. According to the High Speed Rail Authority, California is the 12th largest source of greenhouse gas emission on earth, 41% of which come from transportation. Traveling at 220 miles per hour, the trains will reduce greenhouse gases by up to 12.7 billion pounds annually, the equivalent of removing 1 million cars from the road each year. Set to begin construction as early as 2011, California’s high speed rail will create 450,000 new jobs and reduce dependence on foreign oil by 12 million barrels a year.

Green Home 101: Talking Trash

Considering the fact that the average person produces 4.5 pounds of waste per day according to the EPA, we would be remiss not to address the question of household waste in our exploration of what it takes to make a green home. Thanks to more widespread public and private recycling programs and increased consumer awareness, Americans are definitely learning to tighten their ‘waste-line,’ but we still produce a phenomenal amount of garbage on a daily basis. Before we can talk about reducing, re-using and re-cycling, Green Home 101 needs to talk trash.

Thermoplan and Zeigel Blocks

There is a manufactured building system that has been gaining popularity in Europe for several years called Thermoplan or Zeigel Blocks. While I have no personal experience with this technology, I can readily see its many advantages. As far as I know this system has not made its way across the ocean to North America. From what I can gather from the websites (referenced below), here are some of the advantages:

Thermoplan or Zeigel Blocks are fired clay blocks which use about 1/3 less energy to make compared to concrete blocks, and about 2/3 less CO2. They are fast, simple and ideal for a self builder to use. About 50% of German homes are made this way and the technology is spreading to other areas of Europe.

Thermoplan systems use Ziegel blocks with a thin bed of mortar, to provide a breathing wall construction system. When combined with woodfibre board they can form a thermally and acoustically high performance shell. The Ziegel blocks come as part of a full load-bearing external and internal wall masonry system, and combine high thermal performance with robustness, speed of build and a breathing wall design.

Because of all the trapped air and the thickness of the walls, these blocks provide reasonable insulation, while at the same time do provide some degree of interior thermal mass for maintaining constant interior temperatures. This is an unusual combination of these two factors in a single wall system.
