A Brilliant and Wonderful Story on the rolu Blog - CITYDESKSTUDIO Turns Minneapolis Skyways Into Modern Homes

I was really delighted this afternoon to find a new rolu post waiting for me in my feed reader. I clicked on over (because rolu posts are best enjoyed on their own page) and was absolutely blown away. With all due respect to the many other fine blogs I enjoy reading, to me rolu|dsgn has the most original, interesting, and brilliantly told architecture and design related posts on the web. This latest piece is something special, and I cannot recommend strongly enough that you give it a look.

The post describes an almost daydream of a vision, one of Minneapolis skyways converted to chic modern cabins, that was actually turned into reality by the firm CITYDESKSTUDIO. It's a great story of people connecting through common love of design, of seeing interesting things in unusual objects, and turning inspiration into reality.

First sea container homes, now this. Wonderful!

I enjoyed browsing CITYDESKSTUDIO's work on their site. They've done a lot of nice projects. For some reason their kitchens really appeal to me. They're bright and cheerful and clean. I'm a morning person, and kitchens are morning person places. I can easily see myself in any one of them, having banana pancakes and hot tea, and reading rolu posts on my laptop (though I very seriously caution you against mixing maple syrup with keyboards). Take a look at a couple of examples:

By the way, Matt was incredibly kind to mention Future House Now in his post. I'm not writing this gushing praise as a reciprocal gesture, but I must admit it pleases me endlessly to be included in such a good story in any way.

The rolu blog is my favorite site on the web. I say that in all honesty. If you haven't given it a look yet click on over and say hi. You will not be disappointed.

Rammed Earth Homes With SIREWALLs from Terra Firma Builders Ltd.

I've admired rammed earth homes for a long time, even though they're not really appropriate for the climate I live in. It's just that rammed earth walls are mesmerizing to look at. I get lost staring at the different layers of soil, in varying subtle shades of earth tone, flowing gracefully along along a wall. To my eye, rammed earth walls epitomize the very essence of natural beauty.

I can't think of any rammed earth builder that does it better than Terra Firma Builders Ltd. They have a way of crafting the most gracefully curved walls. Their designs blend with the surrounding landscape. Inside, massive earthen walls and sturdy timbers comfortably intertwine with delicate, artistic finishing. It's a totally unique aesthetic.










Terra Firma's website is fantastic. There's a wealth of images of their work in their portfolio. There's also a great explanation of why rammed earth is an effective, sustainable building solution.

Probably the most interesting thing I found on their site is that they use an unusual insulated rammed earth wall approach called SIREWALL (SIRE = Stabilized Insulated Rammed Earth). SIREWALL was developed by Meyer Krayenhoff, an environmental builder of over thirty years, who also founded Terra Firma. Here's an explanation from the SIREWALL site:

Stabilized, Insulated, Rammed Earth (SIRE) walls are made using rebar and insulation enveloped with the mass of 14 – 20 inches of rammed earth. This combination, along with SIREWALL®’s system for quality control and soil blending, builds walls that exceed current standards for energy efficiency and compressive strength. SIREWALL’s customizable forms refined over the last fifteen years by SIREWALL’s expert builders, work seamlessly with unique designs and modern finishes that have timeless appeal.

I always thought that would work. We've seen that concept applied to concrete walls, so why not rammed earth too? Actually, reading their FAQ, and noting that they're in Canada and do their building in British Columbia, I've learned that rammed earth can be a solution for climates other than hot, arid deserts, especially with the SIREWALL approach in place.

Note that Terra Firma builds complete homes only on their home turf. But they will build walls elsewhere, and let your builder finish the house. They also train and certify builders in the SIREWALL system, and offer design and consulting services. Wherever you are, whatever type of rammed earth project you might be considering, I think these would be the people to talk to.

I have new hope of living in a rammed earth house yet!

The World House Project - "We Can 'Grow' Buildings"

Here's something I saw on Inhabitat today that looks extremely interesting - the World House Project:



"The Evolution of Home

The WHP is a multi-year, collaborative initiative led by the Institute without Boundaries (IwB) that will explore the evolution of shelter and plan for the next generation of holistic housing design. The project will build on the research concepts of IwB’s inaugural project, Massive Change, using the same method of interdisciplinary design innovation.

The home is the intersection between the individual and society. On one end of the spectrum, urban sprawl and monster houses consume huge amounts of energy and pollute the atmosphere. On the other, over a billion people live in urban slums or in the streets without shelter.

The ambition of the World House Project (WHP) is to generate a system that achieves a balance between these extremes, and operates on the principles of sustainability, universality, technological responsiveness and balance, so that we may create dwellings that promote the long-term health of nature and human cultures."




They're benchmarking homes from around the world, old and new, studying them to gain an understanding of important implications of "climate, culture and terrain." The team, international and interdisciplinary in nature, will examine housing in the framework of twelve core elements of housing design and work to "create dwellings that are grounded in the principles of ecological design and that promote the long-term health of natural and human economies." The twelve core elements are: identity, social, communication, spatial, constructional, air handling, energy, water, waste, food, mobility, and finance. That's a very compelling list, indeed.

Slussen in Stockholm by BIG and NOD

The collaboration between BIG Architects of Copenhagen, Denmark, and NOD Landscape Architects of Stockholm, Sweden, provides not only a solution to Slussen, one of Scandinavia’s busiest intersections but most importantly privileges the pedestrian and cyclist.
When the Stockholm City Council invited BIG and NOD to act as design consultants on Slussen, the direction given was to create a proposal that reconnects the historic Gamla Stan with Södermalm. Understanding the long legacy of previous attempts to solve Slussen’s traffic chaos, the team set out to create a single form within which the different modes of traffic are layered. The proposal touches the waters surrounding Gamla Stan and slowly terrace up using ascending and descending ramps to create a new, coherent area focusing on providing an attractive and functional setting for both movement and rest.

Currently considered inaccessible to pedestrians and cyclists, Slussen is a black hole in the heart of Stockholm. It is no wonder then that Danish-Swedish collaboration has made sure to offer cyclists as well as pedestrians easy access to and through the area. The proposal turns Slussen into an urban recreational area assuring easy movement for the citizens and tourists of Stockholm. Slussen will gain a whole new kind of urban space unlike any other in the world, where artwork, a summer’s midnight stroll and outdoor theatre can cohabitate with the need to move cars, buses, trains, metro, and boats. The strength of Slussen lies in its continual and varied movement which the proposed ramped landscape only underscores. The heavy traffic of cars and buses is carefully immersed under the rising hillside. Suddenly due to the submersed traffic, large areas have been freed and are made attractive to the entire city to enjoy. As a result, new opportunities for urban life are created.

The basic traffic system has already been developed by Nyrens Arkitektkontor as part of an architectural competition, with soft traffic and a public program on the top and with heavy traffic at ground floor level, storing away boats, buses, metro, cars and trains. But instead of separating the different levels, connected only by stairs and elevators in a traditional way, we propose to integrate all public, accessible areas around Slussen by interweaving the levels using descending and ascending ramps as this will allow people to move freely between the levels.

Pedestrian zones are designed to connect the already existing promenades and road crossings, and all areas of the new Slussen are as such accessible to pedestrians. The bicycle lanes follow the road as well as the promenade along the waterfront, and are pulled away only where the curvy bays of the new Slussen are created to leave space for pedestrians to enjoy the waterfront.

Today Slussen does not take advantage of its rising topography. Seeking to utilize its unique setting the proposal uses the terraced hillside to house kiosks, shops, and tourist information stands accessible through the network of ramps. In this way, a new and active urban area is created. In addition to the landscaped contours and pathways characterising BIG and NOD’s proposal, the dispersion of light has been instrumental in developing the site and the various levels. By day, natural light will pierce through circle shaped skylights into the lower levels. By night, the skylights will be illuminated from below. The expression will thus vary from dusk till dawn, from season to season and depending on the weather. This dynamic process and the continual hum of traffic will serve as the backdrop to a new urban form and regenerate life into the surrounding neighbourhoods.

3030 House - construction begins

Construction has begun on the new EcoSteel 3030 House model in Maryland. We have recieved the first progress photos back from the Owner, and we have them online to share with you. But first its time to share a little bit more information about the house.



As we described it before, the 3030 House sits on a 30ft x 30ft plus porch footprint, just under 2000 sqft, 3 bedrooms, and a nice open plan living space. It includes a generous kitchen work space and upstairs a large master bathroom, and in the case of this first one a full basement as well. It will fit on narrow in-fill lots or in new compact communities, but its size also makes it a good candidate for a weekend home as well.



The foundation is already in and steel will being rising this week. Lets look at the plans, beneath the fold.



On the ground floor you enter very near to grade level. Here you have a short stair up to the ground floor, and the stair to the basement. To the side is a coat closet and a powder room. Up the short run of steps you land in the middle of the ground floor. To one side is the kitchen island, and the workspace which continues around the corner. To the other side is the dining area. The living room sits towards the front of the house. The open plan allows you to alter the proportion, or location of these rooms. For instance the dining area can be moved closer to the kitchen island and a second seating group added to the living area. If it was me, I'd get a Wilkhahn Confair table and move the dining area on a daily basis! A sheltered terrace is beyond with doors from both the dining side and the kitchen side. In the Maryland house since grade is sloping away this will have a set of steps to grade.



Up the stairs we come to a large landing. On this landing level is a small laundry area and the shared bathroom for bedrooms 2 & 3, At the top of the stairs there is a linen closet between the two bedrooms, and a wide set of doors to the master bedroom. The master has a walk-in closet and a large bathroom with shower and tub. Doors lead out to a balcony that extends the width of the house. Here is a section view where you can see the relationship of these landing levels.



The compact cubic proportion of the house is efficient with materials, and the floor plan is also efficient with space. The open plan makes it flexible, and gives the impression of being larger than its 1800 sqft would suggest. Into that space we have 3 bedrooms - enough for a family, but not too much to bite off for a first home. See the construction progress in the photo browser below. It starts with the demolition of the existing run-down house and shows excavation, and concrete work for the foundations and basement walls.

Metropolitan Home article by Karrie Jacobs

We've not seen the issue yet, only this scan from friend Jeff "jake" Jacobs.



Karrie is a thoughtful observer and commenter on design and one of my favorite design writers. It was the questions that she posed as founding editor of Dwell, about why it was not possible to go out and buy a modern home that inspired me to create this collection of house plans way back at the start. Its really an honor to have it come full circle, to be interviewed by her about the house plans and the whole journey.

Sage Modular House - 2 years in, revisiting a ground breaking house

A real treat today. I just received an email from Sara and David Sage, the owners of a modular house I helped them design back in 2004. They have been in the house for about 2 years now, and they are well moved in and at home. They shared many pictures of the house which I'm posting here.

Sara and David's big goal for this house was to bring it in for $100 a square foot, no small task in the expensive Los Angeles county construction market. But they had a plan, to do copious research on their own, to get the most value out of every consultant they used, and every vendor and contractor they engaged, they resolved to build the house modular, to source their modules from a market with much lower labor cost in Utah, and to complete a good deal of the work themselves as sweat equity. It was their dream to have a modern house and I must say they succeeded on every count. From finding the best materials and vendors, to researching planting material and submitting their own landscape plan for permitting, Sara and David did it all and tracked it in detail in their blog on LiveModern.com. It was a tremendous inspiration and people cheered for them every step of the way. Its hard to know how many other people they inspired to dig their heels in and pursue their own dream of a modern house.



When the work was done, well, almost done, and the smoke had cleared I believe Sara calculated that their cost worked out to about 114$/sqft. This was pretty remarkable at a time when there were literally dozens of prefab house start-ups trying to get traction. The lament was how everything was costing much more than expected, and much more than hoped. In that milieu of dashed hopes Sara and David fought and struggled to make their house happen at a cost that was a pipe dream for the rest of the market.



The house is a reasonable 1400 sqft, 3 bedrooms, with an open kitchen, living/dining, family room space, it really is a wonderful plan that lives much larger than it appears on paper. The modular units in different colors tell the prefab story. You should be able to orient yourself to the photos using the plan. The house site is unusual in that the back yard of the house is really at the side, so the front porch wraps around to the side, and that is the main back yard like space. The rear and other side have proximity to neighbors, more like a house typically has at the sides.
My favorite thing about the design is the three spaces you see in the photos - the kitchen, living/dining, and family room are each small square rooms that overlap at their corners, each space well defined, and very open to one another. It really walks the tightrope between open plan and discrete rooms. David and Sara brought a rough version of this floor plan to the table when they hired me, so they deserve the credit for its design, my role being more to refine, and adapt it to division into modules, and to resolve the plan into the 3d massing and window placement. It was truly a collaboration of the best kind. More photos in the browser below.

The Enertia House

I recently got a query from one of the editors of Mother Earth News regarding a news story she had read in the New York Times. The writer, David Pogue, had been a judge in a contest sponsored by by the History Channel and the National Inventors Hall of Fame titled "Modern Marvels/Invent Now." A $25,000 prize was awarded to one amoung 25,000 contestants, and the winner was the Enertia House, which was invented by engineer and former log-home architect, Michael Sykes.

The Mother Earth News editor said that these homes had been featured in their magazine before. They essentially provide two wooden shells for the home, one inside the other. She said that there was no mention in the article about the cost per square foot. She was wondering what I thought about the concept from the standpoint of sustainable architecture.

Here is my response:

Double envelope house designs have been around for several decades and they definitely offer some benefits, as well as raise some questions. Any house that takes advantage of the geothermal properties of the ground will be doing its inhabitants and the earth a good turn. This can take the form of earth-sheltering in general, or some clever system of circulating air like the Enertia concept; coupled with sensible passive solar design, it is possible to approach a "zero energy" home.

The concerns about their system that I have are: The use of wood as the primary building material is not generally sustainable in this day of lost forests. With the double envelope design, you are practically building two houses to end up with one. Relying on wood as a thermal mass material compromises the potential thermal performance because wood does not serve this function nearly as well as traditional masonry thermal mass materials. So, I guess what I am saying is that a more sustainable and less costly design can be accomplished in more traditional ways.

Answering the same question, Paul Scheckel wrote, "At first glance, this looks a lot like sunspace design from the 70s (without the stone-filled basement to store heat) which overheated in the daytime and lost lots of heat at night. Consider also that this giant convection oven requires a temperature difference, which in this case is driven by the sun and the cool basement. A New England winter has precious little sun, so my heating system will drive the convective loop, increasing heat loss (in addition to the insulation-free envelope). I haven't heard too many people (ie: none) say that wood is bad for houses and better for biodiesel, but there are good arguments for not using so much material in a home. Does it work? I'd like to see one built in the northeast and see the resulting energy data, wherein the proof will lie."

Clark Snell of www.thinkgreenbuilding.com wrote, "I spent five minutes looking over the web site, so these comments are only based at looking at marketing materials, i.e. they may be inaccurate. Ditto what has been said so far. A couple more “red flags:”

  1. Solid wood envelope. They seem to be using the old “mass enhanced R-value” argument for why solid wood walls perform well thermally. I think it’s well established that this is true only in very specific climatic situations. Touting solid southern yellow pine walls in comparison to solid white pine walls is like saying a Chevy Suburban gets better gas mileage than a Hummer…that’s not really a useful statistic.
  2. Energy without oil. The presentation intimates that this is a completely passive design. For example, no heating system is mentioned. That simply isn’t credible for most climates using the technology they are describing.
  3. Passive means local. You simply can’t create a design that relies heavily on passive techniques and generalize it across climates. In my area where we have high humidity, I’d wonder about this convective loop through the attic and basement, for example.

I could go on. I’m a passive design freak, so I’m all for the basic concepts they are dealing with. However, I don’t see anything really new here, but see marketing claims touting what they are doing as a major breakthrough and “the answer”. That always makes me nervous."

David Eisenberg, of www.dcat.net wrote, "After a skimming around their website, I see that they sell kits and their base prices don't include a lot of things - some of which are enumerated:

"Enertia Homes are sold as pre-cut, numbered kits varying in size from 1000-6000 square feet. The kit is a structural package that includes the timbers for the four exterior walls and the two interior walls (Energy WallsTM) which form the envelope, as well as the flashings, gasket, spline and fasteners to put the structure together. Also included are the beams for the upstairs floor system and the rafters for the roof structure. Doors, windows, flooring, and foam SIP roof panels are priced separately as per your blueprint and climate."

That's a pricey list of not includeds and notice they say nothing here and I saw nothing in my quick scan of the site about some really big and typical costs like excavation and foundations, below grade walls, or basement floor. They say this is a structural package but they don't mention all the things that are going to be extra that most people would expect in a house - plumbing, wiring, fixtures (electrical and plumbing), stove, etc. and especially that the solar PV and thermal water heating systems are not part of the package. It would be nice if they said right up front and clearly what they do and don't sell. And they should make it very clear that all the prices include only the factory labor, not the cost of actually assembling and finishing these structures.

But the biggest issue I have is that these are essentially double wall structures using an enormous amount of thick, milled lumber, which appears to use many times more wood than goes into a stick frame house. It would be interesting to see if they use more wood than a comparable log home. They'll likely be more energy efficient than a log home, but they'll use as much or more wood. Which raises all sorts of issues about the sustainability of this venture - beyond just the trees cut down - much bigger transportation, milling, probably kiln drying impacts as well. The concept is fine and likely works reasonably well in most climates. I'd need to see much more actual performance data and of course real cost data to be able to make any kind of realistic judgment of the viability of this concept as anything more than a niche market system. But between the costs which are going to be very high and the amount of materials going into one of these, calling it sustainable seems like a real stretch."

And finally, Jeff Judkoff of the National Renewable Energy Laboratory, wrote: "The concept of "Double Envelope" homes has been around since at least the 1970's. A number of them were built in the late 70's early 80's. Some variations of the concept were published in the Solar Home Book, by Bruce Anderson and Michael Riordan in 1976, Cheshire Books. Other publications in that time frame also showed the concept. The only truly new concept here is the notion that the resins in the wood behave as phase change storage materials. I have no idea if that is true, but I doubt it because the most common phase change is from a solid to a liquid, in which case the resins in their liquid phase would leak out creating a mess. That's not to rule out the possibility that some tree resins could go from a solid to semi-solid phase, or that they are encapsulated in the wood, I just don't know if they can, and would only be able to determine it through controlled scientific testing in a calorimetry chamber. Phase change storage can really be a big boost to the performance of many flavors of passively heated and cooled homes.

There are many ways to acheive highly efficient homes that more or less "heat and cool" themselves. Different approaches have different costs and will work better in some climates than in others. In Colorado, my lab, NREL, worked with Habitat for Humanity to create a net energy producing home. We used super insulation, passive solar tempering, ventilation heat recovery, engineered shading, solar hot water with a backup instantaneous water heater, compact flourescent lighting, and PV. We also have more than a years worth of detailed data to prove the performance of the home (it really was a net energy producer for the last year).

I saw no data to indicate how well the Enertia home actually performed from an energy perspective. Cost, energy performance, and comfort are the key criteria by which to evaluate such homes, and data is always better than arm waving, or catchy theories. Nothing beats the scientific method for objectively determining the value of an idea."

Getting back to blogging, I look back at the past year and am proud of  Vancouver for the increase of modern design projects, it's a slow start but great to see that modern aesthetic is starting to be recognized more and more every day. An architect I have long admired is Omar Arbel. After seeing the transformation of a penthouse renovation, the opening of the cool Salt Tasting Bar, the renovation of the new Inform Interiors showroom - I'm speechless. It's inspiring to come across Omar's work being featured in more and more design articles to also experiencing installations of his designs like the Bocci Lights. A beautiful choice of light fixture hung throughout STK in the meatpacking district in New York.

The great thing about blogging is that I have gained such a great sense of community, meeting so many amazing talents from all corners of the world and also reconnecting with the local design scene. Earlier this year I was honoured to read a kind comment from one of Vancouver's most talented architects, Nigel Parish of SPLYCE. I came across his work last year while sourcing images for modern west coast architecture. Over the past months, I have been lucky enough to learn more about Nigel's work and approach to both architecture and interiors. You can see through his work the merging of the structure and interior volumes of space holds a strong relationship and is seamless. I admire his keen sense of attention to construction details in exploring natural materials in flush exterior cladding and the combining of economical yet quality materials.


Here is an example of his work shown in the West 2nd renovation project on a 1,200 sq.ft. 1950s apartment. Love the detailing of the hardware and open staircase using laminated glass treads. Another favorite of mine is the West 7th Penthouse renovation, where his attention to details is well executed through the design of a multi-functional built-in that cleverly includes a movable cantilevered worktop.



His bio reads "The fascination with craft and how things are made is reflected in all of Nigel's work by an acute attention to detail on every scale. From the broader conceptual organization of spaces to the finer detailing and selection of finishes, Nigel strives to apply meaning and purpose to all design elements. Design decisions based on the specific and unique parameters of each project, such as site conditions, budget constraints and client's wishes, always take precedent over style and popular trends. The results are objects and spaces infused with meaning and lasting beauty." - this is well represented in his work. My Thoughts on Greg La Vardera's "Our Re-Modern Movement - The Tipping Point?"

I got really fired up this morning after I read a great post in architect Greg La Vardera's blog. In "Our Remodern Movement - the tipping point?" Greg suggests that now might finally be the time for modernist homes to find a place in the mainstream. I really hope so. I see the momentum. And I believe in "tipping points." I know exactly what the tipping point was for me personally, the one thing that got me really excited about modern homes. I picked up a copy of Dwell at the newsstand for the first time, the April/May 2005 issue with Charlie Lazor's Flatpak house on the cover.

I had always been interested in homes. I always dreamed of something better and more exciting than the standard fare of suburban cul-de-sacs, though I wasn't totally hooked on modern yet. But when I saw this cover, with a real family in a cool-ass house, it was like a lightning bolt. I can't tell you how badly I'd like to live in a Flatpak. It's one of the top three contenders for me. It just fits me and my family so perfectly. When the time finally comes to really build a new home I will be giving them a call to talk.

It's funny though, how "weird" most people think modernist homes are. My mother said "you want to live in a white box?" with a look on her face that was pure disbelief. Talking houses with some neighbors I could detect their nervous smiles when I mentioned concrete and steel, as in "uh, okay, sure, as long as it's not next door to my house." And look at the real estate markets. That's all you need to know. You don't see a lot of developers building modernist spec homes. Just pick up a real estate magazine and thumb through it for a minute. How many cool modernist homes will you find in the listings. Maybe one or two in a hundred page book. And they're mostly really big, expensive houses, probably built in the eighties after watching too many episodes of Miami Vice. Good, simple, modern homes for real families are hard to come by. Your best bet is a fifties ranch. Even those are a minority in the market compared to the grand total of everything else.

But I think Greg is right. This is the right time. Dwell has been so successful that some other similar publications have started to appear. Blogs like mine are popping up like daisies. Sarah Susanka's "Not So Big House" movement has a lot of followers (because it makes a lot of sense). Or consider John Brown's Slow Home Movement. And green is suddenly king. People finally realize that their choices have a real impact. Now is definitely the time of Less is More, and modernism fits that bill perfectly.

Probably the biggest helper in all of this, in my opinion, is going to be the bursting of the real estate bubble. I say that for one simple reason: it will make people change their view as to what their home really is - a home to live in and not an investment to make a fortune off of. I really believe that people won't/can't build what they really want because they are too hung up on resale value and growing massive equity. I don't know if this attitude caused the housing bubble or vice versa, but either way they combine to create an effect where the resultant high cost of housing distorts our views, closes our minds to new ideas, prices lots of people out of the market for a good home, and places too much power in the hands of developers, not in the hands of consumers where it should be. And so, here we are. With the bubble busting and home prices correcting I think we may also see home buyers making very different decisions about what they want to live in. I know this is the case for my wife and I, and I hope, at least, that this is the case for others.

It's definitely time for America to focus its attention on things like better homes, greener communities, reliable energy, even better communications technology, education and health care. These are the things that make up the infrastructure of this country. We won't have to worry about foreign threats for long if we allow ourselves to fall apart from the inside.

This whole country is at a tipping point, or near one. Modern homes are just a tiny, tiny part of that. We can choose a better way to live without giving up all the really great things we already enjoy.

Better living through design. Work smarter, not harder. Find the holistic solutions.

We can do it.

Bare Hill Barn House

Without question, the coolest thing about doing Future House Now has been hearing from people who share my interest in better family homes, modern design, and greener living. I really didn't expect that when I started blogging but it's definitely got me hooked. And sometimes I'm fortunate enough to hear from someone who already took the plunge and is building their modern dream home.

That was the case again this week when I got an e-mail from Ben, who pointed me to his site, Bare Hill Barn House. Ben's blog chronicles his very cool project of dismantling, moving and then transforming a once forgotten barn into a totally hip modernist house.












What a fabulous study in recycling and reclamation. America is dotted with old barns, full of big hardwood timbers you can only buy at very high prices today. I really enjoy seeing someone make good use of these materials. There's an old barn not too far from where I live and every time I pass by it I look at those heavy oak beams and think "hmmm ... what if." Ben and his family have taken that idea to reality, and with a modernist twist.

Ben's site is really great. He does a wonderful job telling the story of what it's like to take on a project like this. He has lot of thoughtful posts about the nature of the project and some of the choices they've made, as well as the inspiration behind it. And besides seeing pics of the house's progress you'll also find video as well as great links to barn home resources.

Ben and his family should be in before year end. I know I'll be following along on Ben's site, watching as things progress. I can't wait to see the finished home!

By the way, Ben is working with JASONOAH Design Build on this project. The firm does some really unique and interesting work. Their theme is "designing and building for healthy, inspirational living." You can't beat that. Very nice. It's awesome to see yet another firm promoting great green design. Definitely check their site, especially their Chatham House. Really nice.

Greg La Vardera's Dream Will Come True!

Finally, someone is building Greg La Vardera's intriguing Porch House plan. I always pictured this house in my home state, Michigan, as a summer camp on a lake up north, but this one is being built in Texas! It sounds like a neat project, one with some nice green touches, and the possible addition of a Plat House down the road. Nice.

Cool Modern Homes from Bark Design

I have an announcement to make. I'm in love with Doris. Actually, I should point out that Doris is not a woman, Doris is a house. And she's beautiful.

Doris is the work of Bark Design, a firm with a modern bent that FHN reader Mike was kind enough to point out (thanks again, Mike!). Doris is swell gal, with lots of attractive features. In particular, I adore her flat roof, her expansive banks of windows - and she's got a carport! Oh, I really like carports.




Doris also has a wonderful floor plan with possibly the greatest kitchen in the world - made so by the overhead door out to the patio. It incorporates a screen that can be rolled down when the door is up to keep bugs out while letting breezes flow. Perfecto! My wife would love that.





Doris has a brother, Boris, and a good friend in Leroy G. Cooper.




Here are a few pics Bark shared with me of the Burbank, another model that isn't shown on their site yet. I really like the window placement on this house - it looks like it has pretty good solar orientation.





I must say, I find a whole lot to like aesthetically about Bark's homes. There's definitely a signature style with the flat roofs, carports, window arrangements and the way outdoor living spaces are approached. But what I like most is their attitude and approach to bringing modern homes to the market. I e-mailed Bark, and was very impressed with what they had to say about their direction.
"We are a team consisting of a developer, architect, and
contractor who were getting frustrated by the dismissive response to
modern design by clients and real estate professionals in our area,
so we decided to do our own thing with incredibly positive results.

We couldn't understand why people would seek out the latest design
and technology in cars, electronics, etc., but new builder/spec. home
construction seemed to be stuck in the year 1900. How many people
would go to a store for a new computer and happily walk out with a
univac the size of a refrigerator that only did addition and
subtraction? Yet people were making a similar decision every day with
a new home. We just didn't get it.

So, we design and build homes that respond and complement modern
life, are extremely efficient in terms of energy, space, livability,
constructability, and are affordable."


I've had exactly those same thoughts for a long time. I like what Bark is doing, and they must be hitting the mark - they have seven projects "on the board" for 2008!

I am thankful for ...

The extremely generous support of architect Greg La Vardera, Matt Olson of rolu|dsgn, Max Mead of Building Green, and Justin Anthony of materialicio.us - cool people I have come to know through this blog, and the many other people I have met via blogging. That's the best part, for sure.

My wife (who is too good to me) and my wonderful kids, Owen and Parker. Unfortunately, Owen broke his arm a little over a week ago. He was so brave. He never cried, not when it happened, not on the way to the emergency room, not when the doctors were poking him and putting in an IV, or when they set the bones. That little five year old has more guts and composure than almost any adult I've ever met. He's doing great, even with a heavy cast on up almost to his shoulder. I am sooo thankful that he is okay.

Modernist Japanese residential architecture - for challenging and inspiring me always. So much good stuff.

The Detroit Lions, my football team who I get to watch on Thanksgiving day. A really nice tradition for us Lions fans. Let's hope they win one for a change (doubtful).

Dwell and Pugh+Scarpa's entry to the Dwell Home II Competition, both of which inspired me to start this blog. My inaugural post is still the beacon.

Letters from Sweden - the foundation

One issue we have not examined as we looked at the fabrication of houses in the factory is the foundation work that goes on in advance of the arrival of the house. The Swedes are using some innovative products for foundations as well, products that make there status quo houses much more energy efficient than ours here in the States.

New houses in Sweden are primarily built on slabs, partly because its expedient, but also because its naturally the best way to have in floor radiant heating. In a cold climate this is the only way to use a slab otherwise your slab will feel cold and uncomfortable. But a slab in a cold climate must be insulated from the elements or it will throw heat out its edges. There are typically two strategies to isolate your slab from the cold.

The first strategy is to make an insulation break between the slab and the foundation wall. This is typically done with a narrow insulation layer. In order to place this between the slab and wall the two structures have to be built in separate operations. First the wall, insulation break, and then the slab is poured inside the walls. Two steps.

The second strategy is to insulate the outside edge of the slab. This allows you to pour the slab and foundation wall in a single step, but you have to return and install insulation around the perimeter. Thats not the end of it though. This insulation is of course very vulnerable to damage. Its a soft material and it is right at grade, so it must be protected by something tough, usually the best choice is a cement board product. The insulation and protection board creates at best a second step.

Ok, what are the Swedes doing. First of all they are not building deep foundations. All buildings in cold climates should be founded on soils below the frost line. How do the Swedes avoid this then. I''ve not seen photos of their entire site prep sequence but they appear to be setting slabs on stone beds which may reach below frost, and prevent soil expansion if frozen. Furthermore they are building on slabs insulated at the perimeter which allows the radiant slab heating system to warm the earth below the center of the slab which prevents soils below the foundation from freezing and heaving. So suddenly they have eliminated the foundation wall and only need to build the slab on grade. A great savings in time, effort, and expense. Ok, but they still end up with the slab insulation issues described above. No. They use a foam formwork that forms the perimeter of the slab, and insulates it at the same time. And this foam formwork is coated with a tough cement finish coating that protects the foam and prevents it from being damaged. Even more important, its one step.

sneak peek: dolan geiman

[Above: This is the area I refer to as “the waiting room”.  This is where my pal Chris Nightengale, fashion photographer extraordinaire, does some of his shoots. The mint colored chest of drawers is entirely metal and was a gift from my friend Denny, who always has been a wonderful inspiration in my life. He lugged this heavy thing to me when I was down on my luck and living in an unheated rat-hole apartment in Virginia. Now it looks a little better, as does my luck.  I found the globe in a dumpster in Charleston, South Caroline, and the artwork, Jazz Atlas (2008), is one of my collage constructions made from magazines I found in old farm houses. Yours truly at work. . . This is the Art Machine. There is a long story behind the Art Machine, but essentially I made this out of old doors and found objects from a soon-to-be-demolished house I was living in when I first moved to Chicago.  Hockshop refers to the name of my previous studio and gallery in the Pilsen neighborhood of Chicago. Under the moniker Hockshop, the Art Machine debuted in Chicago during a yacht-based art show organized by Bridge Magazine (now called Bridge Art Fair, they produce expositions in London, Miami, New York, and elsewhere). The top of the Art Machine is an old canvas tent that my granddad used when hunting in Canada and which I screenprinted with various images. The little squares of metal on the front are hand-cut signs I grabbed in a scrap yard in Stuarts Draft, Virginia. The little Panel Paintings, on the wall behind the Art Machine, are the staple of my art business. I make about 1000 of these things a year, out of recycled wood, recycled paint, and water-based silkscreen ink.  This is my carnival area, I like to say, because the combination of the Art Machine and the Panel Paintings presents a nice sideshow feel. This is a cabin-like installation just inside the front entrance of my studio.  I created this out of salvaged wood, found billboards, and old signs I’ve found along the road driving to and from art fairs. The raw wood slats were given to me by my pals over at Circa Ceramics who were using them as shelving. I found the deer head while exploring an abandoned barn in Ohio. I saw one of the antlers sticking out of the floorboards. The rusted milk can was used by my dad when he milked cows as a kid. The old glass bottles adorning my bottle tree surfaced outside my warehouse building when the City dug up the cobblestone street in preparation for resurfacing the road. The green bucket is full of shotgun shells I gathered from a shooting range in southern Illinois. The buoys have been collected from various coastal towns including Key West, Cape Cod, and New Orleans. I grabbed the screen door from an abandoned general store in Virginia, and I bought the lentil above the door at a yard sale here in Chicago for only five dollars. I’ve started collecting green and greenish-blue boxes from abandoned warehouses here in Chicago. [Photo credit: David Schalliol]



This is the back side of the entryway installation.  This is where I feel most like a mad scientist. And yes, in case you’re wondering, there is a whiskey flask in the bottom drawer. I found the chair in an old farm house in North Carolina and screenprinted the back and seat myself. The desk was left in the basement of my last apartment and could kill an elephant if it fell on it. I had to use a truck jack and three retired football players to transport the desk when we moved into this space. The framed oil painting on the floor was hanging in my grandma’s den when I was a kid. She was trying to throw it out when I intercepted it.  The red dolly in the corner I bartered from an old (semi) drunk barber for two six-packs of Old Style beer. I think he got the better deal, but at least it looks cool. I snagged the green metal hanging light from a warehouse here in Chicago. Above my desk is one of my inspiration clotheslines. I’ve found this is the best way for me to display various ideas and my notes to myself. The little white paintbrush holder sitting on my desk with the face on it is a ceramic mug made by my pal Ed Brownlee. Ed is about two pints away from being mistaken for a criminal, but he’s a damn good artist and has an enormous heart. [Photo credit: David Schalliol]



Our building has a green roof, which Ali helped plant, and this is where the plants were stored before they were given the outdoor penthouse suite. The equipment featured in the photo is one of our landlord’s lathes; he collects old, industrial machinery amongst other things.



This is my little shrine to Johnny Cash. On the day Johnny Cash passed away, I was getting ready for an opening at Unit B Gallery, formerly in Chicago and now in Austin. The work I was showing was loaded with connotations of death and resurrection and was called the Tombsigns of St Emmeline. The synchronicity of the event was really overwhelming and would have seemed spooky, except that I seem to attract energy like that and I am open to it. The week before I was eating pizza in St Louis and some kid was skateboarding nearby with a boom box and he was playing Johnny Cash’s last recording. When I asked him about it, he said he didn’t know it was Johnny Cash, and that he had just found the tape under a tree and liked the sound. I found the whiskey jug on the bottle tree in the dirt behind the warehouse. The butterflies are screenprinted on wood and were part of a spring window display for a local shoe store . . . I use one corner of the studio for staging photos, both for Etsy and for print brochures. The mantel was a gift from a T-shirt printer (48 Industries) in the building, a fellow scavenger. In this entryway installation close-up, the fresh eggs (fresh eyes) sign was a studio warming gift passed on to me from my buddy, artist Michael Merck, who grabbed it from a little Mexican street cart.  I found the paintbrush hanging on a hook in a bathroom of a warehouse I was occupying while living in Virginia. It’s the only paintbrush I own that’s never been used for painting.  Below the brush is a catfish sinker I bought when I went fishing in Kentucky last year.  The rooster painting, Dirt Road Series IX, is one of my own, silkscreen and acrylic on recycled wood available here. He’s a good pet and doesn’t eat food or make any noise.  He just sits there lookin’ pretty.
