A Brilliant and Wonderful Story on the rolu Blog - CITYDESKSTUDIO Turns Minneapolis Skyways Into Modern Homes

It's a great story of people connecting through common love of design, of seeing interesting things in unusual objects, and turning inspiration into reality.

First sea container homes, now this. Wonderful!
I enjoyed browsing CITYDESKSTUDIO's work on their site. They've done a lot of nice projects. For some reason their kitchens really appeal to me. They're bright and cheerful and clean. I'm a morning person, and kitchens are morning person places. I can easily see myself in any one of them, having banana pancakes and hot tea, and reading rolu posts on my laptop (though I very seriously caution you against mixing maple syrup with keyboards). Take a look at a couple of examples:

By the way, Matt was incredibly kind to mention Future House Now in his post. I'm not writing this gushing praise as a reciprocal gesture, but I must admit it pleases me endlessly to be included in such a good story in any way.
The rolu blog is my favorite site on the web. I say that in all honesty. If you haven't given it a look yet click on over and say hi. You will not be disappointed.

3030 House - construction begins

As we described it before, the 3030 House sits on a 30ft x 30ft plus porch footprint, just under 2000 sqft, 3 bedrooms, and a nice open plan living space. It includes a generous kitchen work space and upstairs a large master bathroom, and in the case of this first one a full basement as well. It will fit on narrow in-fill lots or in new compact communities, but its size also makes it a good candidate for a weekend home as well.

The foundation is already in and steel will being rising this week. Lets look at the plans, beneath the fold.

On the ground floor you enter very near to grade level. Here you have a short stair up to the ground floor, and the stair to the basement. To the side is a coat closet and a powder room. Up the short run of steps you land in the middle of the ground floor. To one side is the kitchen island, and the workspace which continues around the corner. To the other side is the dining area. The living room sits towards the front of the house. The open plan allows you to alter the proportion, or location of these rooms. For instance the dining area can be moved closer to the kitchen island and a second seating group added to the living area. If it was me, I'd get a Wilkhahn Confair table and move the dining area on a daily basis! A sheltered terrace is beyond with doors from both the dining side and the kitchen side. In the Maryland house since grade is sloping away this will have a set of steps to grade.

Up the stairs we come to a large landing. On this landing level is a small laundry area and the shared bathroom for bedrooms 2 & 3, At the top of the stairs there is a linen closet between the two bedrooms, and a wide set of doors to the master bedroom. The master has a walk-in closet and a large bathroom with shower and tub. Doors lead out to a balcony that extends the width of the house. Here is a section view where you can see the relationship of these landing levels.

The compact cubic proportion of the house is efficient with materials, and the floor plan is also efficient with space. The open plan makes it flexible, and gives the impression of being larger than its 1800 sqft would suggest. Into that space we have 3 bedrooms - enough for a family, but not too much to bite off for a first home. See the construction progress in the photo browser below. It starts with the demolition of the existing run-down house and shows excavation, and concrete work for the foundations and basement walls.

New Mexico EcoSteel House - railings installed

I had gotten very used to lookng at the stair without a rail, and I was afraid that the rail would somehow complicate or spoil the spare look of the stair. Well it did not turn out that way and I think this is why. The rail that was picked is a stainless tube rail with cables so its very light and transparent. Also the brightness of the stainless really separates it from the grey vertebrae and ribs appearance of the stair. If the rail had been painted steel work that matched the stair I believe it would have compromised the lines of the stair.

Recycled Houses
00/00/0000, 00:00 | Green Home Building and Sustainable ArchitectureA big truck tractor was towing this entire 1200 square foot house balanced on two huge steel I-beams and a bunch of wheeled dollies. Progress was slow but steady as it inexorably moved toward its next incarnation. Just that morning it had departed its original home where it had been seasonal housing for migrant workers.
The owners of this seeming mirage had searched for just the right orphaned house to adopt as their own, lovingly place it on a new foundation, and refurbish it. Many houses would not be suitable for such a trip; generally only well-built wooden structures can withstand the stress of such a move. This house had all the qualities they were looking for: charm, integrity, and affordability. The entire cost of the house and having it moved was $10,000.
By the time they have it completely fixed up with new plumbing and electric service, an insulated stucco exterior, new energy-efficient windows, a metal roof, a completely rebuilt front porch, all of the interior walls resurfaced, and miscellaneous repairs, they estimate that the total cost of the project will be about $50,000, including the land. Not bad for what in most regards will be as good as new!
Of course new is not what they wanted; they bought this early twentieth century house (it's actual date of construction is unknown) precisely because of its special vintage quality. It reminds one of the owners of the house his grandmother lived in, with 9 foot ceilings, three smallish bedrooms, tongue and grooved fir flooring, cast-iron radiators, built-in cabinets, drawers and even ironing board, and the intangible quality of a by-gone era. They plan to retain the original floor plan intact, only altering a walk-in closet to become the mechanical room and turning a room off the kitchen into a dining space.
The house made the entire trip with just a few places where the plaster cracked in one corner, which is easily repaired. This is one very solidly-built house, made from the sort of fir that no longer can be bought. There was only one place under the kitchen sink that had suffered leak-induced rot over many years; everything else is as straight and true as any carpenter would want.
Another late twentieth century vintage home of about 800 square feet came from property leased from the Federal government and the house needed to be moved. With local help, the buyer of this little home added an additional room onto the original to comply with the homeowners' association square foot minimum. She has thoroughly enjoyed the process of remaking this simple cabin into her charming home, imbued with the wonderful quirky qualities that spring from her fanciful mind.
Once a house is moved it must comply with current plumbing and electrical codes, so these elements were completely redone. Most of the windows were replaced with second hand units that gave her just the views that she wanted. The exterior was resurfaced with rough-sawn lap siding and a new metal roof was installed. The original interior plastic paneling was replaced with sheetrock, and decorated with lots of natural wood trim. The whole feeling of the place is one of lovingly crafted touches wherever the eye lands. The new owner says, “I would much rather live in something recycled than buying something brand new which has no character. I let this house come together…it just evolved!”
Creating new life for old or abandoned houses has got be one of the most sustainable ways of making habitation. This is the ultimate form of recycling, where most of the basic components of a house are utilized intact instead of being tossed into a landfill or burned. There is a tremendous savings in the embodied energy of the house (in both materials and labor), so that all that needs to be done is to repair and polish the original dwelling to create a whole new life for it. Hoorah for these people who have the vision and willingness to take on these projects!
The Enertia House

They essentially provide two wooden shells for the home, one inside the other. She said that there was no mention in the article about the cost per square foot. She was wondering what I thought about the concept from the standpoint of sustainable architecture.
Here is my response:
Double envelope house designs have been around for several decades and they definitely offer some benefits, as well as raise some questions. Any house that takes advantage of the geothermal properties of the ground will be doing its inhabitants and the earth a good turn. This can take the form of earth-sheltering in general, or some clever system of circulating air like the Enertia concept; coupled with sensible passive solar design, it is possible to approach a "zero energy" home.
The concerns about their system that I have are: The use of wood as the primary building material is not generally sustainable in this day of lost forests. With the double envelope design, you are practically building two houses to end up with one. Relying on wood as a thermal mass material compromises the potential thermal performance because wood does not serve this function nearly as well as traditional masonry thermal mass materials. So, I guess what I am saying is that a more sustainable and less costly design can be accomplished in more traditional ways.
Clark Snell of www.thinkgreenbuilding.com wrote, "I spent five minutes looking over the web site, so these comments are only based at looking at marketing materials, i.e. they may be inaccurate. Ditto what has been said so far. A couple more “red flags:”
- Solid wood envelope. They seem to be using the old “mass enhanced R-value” argument for why solid wood walls perform well thermally. I think it’s well established that this is true only in very specific climatic situations. Touting solid southern yellow pine walls in comparison to solid white pine walls is like saying a Chevy Suburban gets better gas mileage than a Hummer…that’s not really a useful statistic.
- Energy without oil. The presentation intimates that this is a completely passive design. For example, no heating system is mentioned. That simply isn’t credible for most climates using the technology they are describing.
- Passive means local. You simply can’t create a design that relies heavily on passive techniques and generalize it across climates. In my area where we have high humidity, I’d wonder about this convective loop through the attic and basement, for example.
I could go on. I’m a passive design freak, so I’m all for the basic concepts they are dealing with. However, I don’t see anything really new here, but see marketing claims touting what they are doing as a major breakthrough and “the answer”. That always makes me nervous."
David Eisenberg, of www.dcat.net wrote, "After a skimming around their website, I see that they sell kits and their base prices don't include a lot of things - some of which are enumerated:
That's a pricey list of not includeds and notice they say nothing here and I saw nothing in my quick scan of the site about some really big and typical costs like excavation and foundations, below grade walls, or basement floor. They say this is a structural package but they don't mention all the things that are going to be extra that most people would expect in a house - plumbing, wiring, fixtures (electrical and plumbing), stove, etc. and especially that the solar PV and thermal water heating systems are not part of the package. It would be nice if they said right up front and clearly what they do and don't sell. And they should make it very clear that all the prices include only the factory labor, not the cost of actually assembling and finishing these structures.
But the biggest issue I have is that these are essentially double wall structures using an enormous amount of thick, milled lumber, which appears to use many times more wood than goes into a stick frame house. It would be interesting to see if they use more wood than a comparable log home. They'll likely be more energy efficient than a log home, but they'll use as much or more wood. Which raises all sorts of issues about the sustainability of this venture - beyond just the trees cut down - much bigger transportation, milling, probably kiln drying impacts as well. The concept is fine and likely works reasonably well in most climates. I'd need to see much more actual performance data and of course real cost data to be able to make any kind of realistic judgment of the viability of this concept as anything more than a niche market system. But between the costs which are going to be very high and the amount of materials going into one of these, calling it sustainable seems like a real stretch."
And finally, Jeff Judkoff of the National Renewable Energy Laboratory, wrote: "The concept of "Double Envelope" homes has been around since at least the 1970's. A number of them were built in the late 70's early 80's. Some variations of the concept were published in the Solar Home Book, by Bruce Anderson and Michael Riordan in 1976, Cheshire Books. Other publications in that time frame also showed the concept. The only truly new concept here is the notion that the resins in the wood behave as phase change storage materials. I have no idea if that is true, but I doubt it because the most common phase change is from a solid to a liquid, in which case the resins in their liquid phase would leak out creating a mess. That's not to rule out the possibility that some tree resins could go from a solid to semi-solid phase, or that they are encapsulated in the wood, I just don't know if they can, and would only be able to determine it through controlled scientific testing in a calorimetry chamber. Phase change storage can really be a big boost to the performance of many flavors of passively heated and cooled homes.
There are many ways to acheive highly efficient homes that more or less "heat and cool" themselves. Different approaches have different costs and will work better in some climates than in others. In Colorado, my lab, NREL, worked with Habitat for Humanity to create a net energy producing home. We used super insulation, passive solar tempering, ventilation heat recovery, engineered shading, solar hot water with a backup instantaneous water heater, compact flourescent lighting, and PV. We also have more than a years worth of detailed data to prove the performance of the home (it really was a net energy producer for the last year).
I saw no data to indicate how well the Enertia home actually performed from an energy perspective. Cost, energy performance, and comfort are the key criteria by which to evaluate such homes, and data is always better than arm waving, or catchy theories. Nothing beats the scientific method for objectively determining the value of an idea."
Stone Houses

This is a picture of one stone house that happened to be for sale, with about 3 acres of land for about $90,000 US. Some of the wood around the windows was rottiong out, but the rest of the structure appeared sound. One of the beauties of stonework is that it can last for centuries and be as sound as the day it was originally built!

The great thing about blogging is that I have gained such a great sense of community, meeting so many amazing talents from all corners of the world and also reconnecting with the local design scene. Earlier this year I was honoured to read a kind comment from one of Vancouver's most talented architects, Nigel Parish of SPLYCE. I came across his work last year while sourcing images for modern west coast architecture. Over the past months, I have been lucky enough to learn more about Nigel's work and approach to both architecture and interiors. You can see through his work the merging of the structure and interior volumes of space holds a strong relationship and is seamless. I admire his keen sense of attention to construction details in exploring natural materials in flush exterior cladding and the combining of economical yet quality materials.


Here is an example of his work shown in the West 2nd renovation project on a 1,200 sq.ft. 1950s apartment. Love the detailing of the hardware and open staircase using laminated glass treads. Another favorite of mine is the West 7th Penthouse renovation, where his attention to details is well executed through the design of a multi-functional built-in that cleverly includes a movable cantilevered worktop.



His bio reads "The fascination with craft and how things are made is reflected in all of Nigel's work by an acute attention to detail on every scale. From the broader conceptual organization of spaces to the finer detailing and selection of finishes, Nigel strives to apply meaning and purpose to all design elements. Bare Hill Barn House
00/00/0000, 00:00 | FUTURE HOUSE NOWThat was the case again this week when I got an e-mail from Ben, who pointed me to his site, Bare Hill Barn House. Ben's blog chronicles his very cool project of dismantling, moving and then transforming a once forgotten barn into a totally hip modernist house.





What a fabulous study in recycling and reclamation. America is dotted with old barns, full of big hardwood timbers you can only buy at very high prices today. I really enjoy seeing someone make good use of these materials. There's an old barn not too far from where I live and every time I pass by it I look at those heavy oak beams and think "hmmm ... what if." Ben and his family have taken that idea to reality, and with a modernist twist.
Ben's site is really great. He does a wonderful job telling the story of what it's like to take on a project like this. He has lot of thoughtful posts about the nature of the project and some of the choices they've made, as well as the inspiration behind it. And besides seeing pics of the house's progress you'll also find video as well as great links to barn home resources.
Ben and his family should be in before year end. I know I'll be following along on Ben's site, watching as things progress. I can't wait to see the finished home!
By the way, Ben is working with JASONOAH Design Build on this project. The firm does some really unique and interesting work. Their theme is "designing and building for healthy, inspirational living." You can't beat that. Very nice. It's awesome to see yet another firm promoting great green design. Definitely check their site, especially their Chatham House. Really nice.

That's the best part, for sure.
My wife (who is too good to me) and my wonderful kids, Owen and Parker. Unfortunately, Owen broke his arm a little over a week ago. He was so brave. He never cried, not when it happened, not on the way to the emergency room, not when the doctors were poking him and putting in an IV, or when they set the bones. That little five year old has more guts and composure than almost any adult I've ever met. He's doing great, even with a heavy cast on up almost to his shoulder. I am sooo thankful that he is okay.
Modernist Japanese residential architecture - for challenging and inspiring me always. So much good stuff.
The Detroit Lions, my football team who I get to watch on Thanksgiving day. A really nice tradition for us Lions fans. Let's hope they win one for a change (doubtful).
Dwell and Pugh+Scarpa's entry to the Dwell Home II Competition, both of which inspired me to start this blog. My inaugural post is still the beacon.

Letters from Sweden - the foundation
00/00/0000, 00:00 | LamiDesign Modern House Plan BlogOne issue we have not examined as we looked at the fabrication of houses in the factory is the foundation work that goes on in advance of the arrival of the house. The Swedes are using some innovative products for foundations as well, products that make there status quo houses much more energy efficient than ours here in the States.

New houses in Sweden are primarily built on slabs, partly because its expedient, but also because its naturally the best way to have in floor radiant heating. In a cold climate this is the only way to use a slab otherwise your slab will feel cold and uncomfortable. But a slab in a cold climate must be insulated from the elements or it will throw heat out its edges. There are typically two strategies to isolate your slab from the cold.
The first strategy is to make an insulation break between the slab and the foundation wall. This is typically done with a narrow insulation layer. In order to place this between the slab and wall the two structures have to be built in separate operations. First the wall, insulation break, and then the slab is poured inside the walls. Two steps.
The second strategy is to insulate the outside edge of the slab. This allows you to pour the slab and foundation wall in a single step, but you have to return and install insulation around the perimeter. Thats not the end of it though. This insulation is of course very vulnerable to damage. Its a soft material and it is right at grade, so it must be protected by something tough, usually the best choice is a cement board product. The insulation and protection board creates at best a second step.
Ok, what are the Swedes doing. First of all they are not building deep foundations. All buildings in cold climates should be founded on soils below the frost line. How do the Swedes avoid this then. I''ve not seen photos of their entire site prep sequence but they appear to be setting slabs on stone beds which may reach below frost, and prevent soil expansion if frozen. Furthermore they are building on slabs insulated at the perimeter which allows the radiant slab heating system to warm the earth below the center of the slab which prevents soils below the foundation from freezing and heaving. So suddenly they have eliminated the foundation wall and only need to build the slab on grade. A great savings in time, effort, and expense. Ok, but they still end up with the slab insulation issues described above. No. They use a foam formwork that forms the perimeter of the slab, and insulates it at the same time. And this foam formwork is coated with a tough cement finish coating that protects the foam and prevents it from being damaged. Even more important, its one step.

The mint colored chest of drawers is entirely metal and was a gift from my friend Denny, who always has been a wonderful inspiration in my life. He lugged this heavy thing to me when I was down on my luck and living in an unheated rat-hole apartment in Virginia. Now it looks a little better, as does my luck. I found the globe in a dumpster in Charleston, South Caroline, and the artwork, Jazz Atlas (2008), is one of my collage constructions made from magazines I found in old farm houses. Yours truly at work. . . This is the Art Machine. There is a long story behind the Art Machine, but essentially I made this out of old doors and found objects from a soon-to-be-demolished house I was living in when I first moved to Chicago. Hockshop refers to the name of my previous studio and gallery in the Pilsen neighborhood of Chicago. Under the moniker Hockshop, the Art Machine debuted in Chicago during a yacht-based art show organized by Bridge Magazine (now called Bridge Art Fair, they produce expositions in London, Miami, New York, and elsewhere). The top of the Art Machine is an old canvas tent that my granddad used when hunting in Canada and which I screenprinted with various images. The little squares of metal on the front are hand-cut signs I grabbed in a scrap yard in Stuarts Draft, Virginia. The little Panel Paintings, on the wall behind the Art Machine, are the staple of my art business. I make about 1000 of these things a year, out of recycled wood, recycled paint, and water-based silkscreen ink. This is my carnival area, I like to say, because the combination of the Art Machine and the Panel Paintings presents a nice sideshow feel. [Photo credit: David Schalliol]

This is a cabin-like installation just inside the front entrance of my studio. I created this out of salvaged wood, found billboards, and old signs I’ve found along the road driving to and from art fairs. The raw wood slats were given to me by my pals over at Circa Ceramics who were using them as shelving. I found the deer head while exploring an abandoned barn in Ohio. I saw one of the antlers sticking out of the floorboards. The rusted milk can was used by my dad when he milked cows as a kid. The old glass bottles adorning my bottle tree surfaced outside my warehouse building when the City dug up the cobblestone street in preparation for resurfacing the road. The green bucket is full of shotgun shells I gathered from a shooting range in southern Illinois. The buoys have been collected from various coastal towns including Key West, Cape Cod, and New Orleans. I grabbed the screen door from an abandoned general store in Virginia, and I bought the lentil above the door at a yard sale here in Chicago for only five dollars. I’ve started collecting green and greenish-blue boxes from abandoned warehouses here in Chicago. [Photo credit: David Schalliol]

This is the back side of the entryway installation. This is where I feel most like a mad scientist. And yes, in case you’re wondering, there is a whiskey flask in the bottom drawer. I found the chair in an old farm house in North Carolina and screenprinted the back and seat myself. The desk was left in the basement of my last apartment and could kill an elephant if it fell on it. I had to use a truck jack and three retired football players to transport the desk when we moved into this space. The framed oil painting on the floor was hanging in my grandma’s den when I was a kid. She was trying to throw it out when I intercepted it. The red dolly in the corner I bartered from an old (semi) drunk barber for two six-packs of Old Style beer. I think he got the better deal, but at least it looks cool. I snagged the green metal hanging light from a warehouse here in Chicago. Above my desk is one of my inspiration clotheslines. I’ve found this is the best way for me to display various ideas and my notes to myself. The little white paintbrush holder sitting on my desk with the face on it is a ceramic mug made by my pal Ed Brownlee. Our building has a green roof, which Ali helped plant, and this is where the plants were stored before they were given the outdoor penthouse suite. The equipment featured in the photo is one of our landlord’s lathes; he collects old, industrial machinery amongst other things.

This is my little shrine to Johnny Cash. On the day Johnny Cash passed away, I was getting ready for an opening at Unit B Gallery, formerly in Chicago and now in Austin. The work I was showing was loaded with connotations of death and resurrection and was called the Tombsigns of St Emmeline. The synchronicity of the event was really overwhelming and would have seemed spooky, except that I seem to attract energy like that and I am open to it. The week before I was eating pizza in St Louis and some kid was skateboarding nearby with a boom box and he was playing Johnny Cash’s last recording. When I asked him about it, he said he didn’t know it was Johnny Cash, and that he had just found the tape under a tree and liked the sound. I found the whiskey jug on the bottle tree in the dirt behind the warehouse. The butterflies are screenprinted on wood and were part of a spring window display for a local shoe store . . . I use one corner of the studio for staging photos, both for Etsy and for print brochures. The mantel was a gift from a T-shirt printer (48 Industries) in the building, a fellow scavenger. In this entryway installation close-up, the fresh eggs (fresh eyes) sign was a studio warming gift passed on to me from my buddy, artist Michael Merck, who grabbed it from a little Mexican street cart. I found the paintbrush hanging on a hook in a bathroom of a warehouse I was occupying while living in Virginia. It’s the only paintbrush I own that’s never been used for painting. Below the brush is a catfish sinker I bought when I went fishing in Kentucky last year. The rooster painting, Dirt Road Series IX, is one of my own, silkscreen and acrylic on recycled wood available here. He’s a good pet and doesn’t eat food or make any noise. He just sits there lookin’ pretty. The books to the left of the rooster are my sketchbooks. I use old books for my sketchbooks, pasting ideas and collage materials into the existing pages, instead of buying new white-paged, sterile sketchbooks. I think it’s important to be surrounded by many different textures, so I started collecting the softballs over the past four or five years. Almost every time I make a trip down to a river, I find softballs stuck in leftover flood debris and so I started saving them in this locker room bin. If you like metal baskets like this one, you can find some here. The blue oar is a mystery. I found it one night in the middle of the road while I was driving through West Virginia. The strange part was that one end of the oar was tied to a tennis shoe. I kept the oar; the shoe didn’t fit, so I left it. Above the fresh eggs (fresh eyes) sign is a wooden gun I made from a piece of billboard I found in Indiana and then adorned with little metal objects from an old trade school parking lot. Finally, the rooster painting is sitting on an old hen crate, used by my granddad to take chickens to market. Ali won’t let me get chickens yet, but I’m working on it. Thinking Globally | Acting Locally - Nicholas Burns has taken this "green" addage and designed a modern residential retreat that: incorporates international ideas, templates low impact construction, has relatively minimal impact on the environment and embraces this spectacular plot.

The Johanna residence sits a few kilometres off the Great Ocean Road in Victoria, Australia, up a bush track leading to a gravel turnaround. This porous parking area is the first step into Nicholas's realm of environmentally concious design, allowing the water to soak through in a semi un-constructed area, combats erosion far better than a concrete slab.
Constructed of rammed earth taken in part from the surrounding area the house self regulates in temperature for all but the coldest of days. A super insulated wood burning fire in the centre of the living area tops up on the few days that it is required, whilst for most of the year the 300mm walls and thick floor store daytime heat for night time release. Carefully judged overhangs and windows, shade the rooms from peak summer heat, and allow cooling air to pass.
Arriving at the house you play out a mini script that depicts the notion of a holiday home. A getaway, a release from the constrictive day-to-day life we lead in the city.
Leaving your car you head towards a strong rear wall. From this angle the house appears a small bank or cliff, solid and permanent, with stripes of layers in the rammed earth walls creating cliff like strata. Nearing the house, a courtyard leads you in to a "Burns" play on space and dimensions.

As if entering a cinema through the back corridor, the short courtyard, with its imposing 300mm thick rammed earth walls, contracts to a single passageway and heads to the front door.

The constricting nature of the entrance has you prepared to duck your head and don a helmet and caving lamp. Yet as you pass the front door and round the partitioning wall, you're released into a panorama of views out across Johanna beach and along the coastline. About ten minutes later, you'll realise you're in a wonderful open plan living / dining room.


Nicholas Burns has an affinity for the architecture of Tadao Ando, which he studied for years, admiring as I do, his self taught designs.
Hidden in full view throughout the design of this residence are homages to Ando. Tadao's designs, based of the Tatami mat, 900mm x 1800mm, are all divisible by this measure, leading to a hidden, calming simplicity. Nicholas's dimension is 600mm "so everything has an inherent logic in the space, making it unobtrusive.” Simply furnished, the house allows you to focus on it's surrounds.
Layout
A slight twist on a single plane design, the two bedroom wings are set back from the living area to allow 180 degree views. This also allows a raised courtyard to be placed behind the living area. A sheltered area from winds heading up hillside, it also provides an area for BBQs and outdoor dining.
All but one of the four bedrooms soak in the views and sunsets, the fourth, a more reserved room, is windowed to the rear and surrounding bush, an ideal room for private contemplation.

About Nicholas Burns
In the 1990s, Burns left his architecture studies in South Australia to pursue a self-education in philosophy and building crafts, a la Tadao Ando. In 2000, he moved to Singapore, where he is still based, travelling from there through Europe, India, China, South-East Asia and Japan. I think Nicholas's practice really focuses on balancing the three way split, design, clients desires and the environment in which the build sits.
As part of all initial concepts and drafts, Nicholas's practice now encourages all of their clients to offset the carbon footprint of the build with United Nations-Certified carbon credits.
The environment is a strong stakeholder. But as you can see, in no way at the expense of fantastic design.

Sun Filled in the Hills - Shubin + Donaldson Architects have created an ideal place to soak up sun and views in the Santa Barbara hills.

Client
Owners Geoffrey Moore and Genie Gable searched more than a year to find a site that met their exacting and almost-contradictory requirements.
- Moore (international businessman and writer who, when not travelling, splits his work time between a home office in Santa Barbara and a corporate office 85 miles south in Santa Monica) wanted a shaded, quiet office space filled with cutting-edge technology for global communication where he could write without distraction.
- Genie, his wife (principal of Genie Gable Interior Design, and a graduate of the Professional Design Program at UCLA, studied in the masters classes of Rose Tarlow) sought sun-filled spaces with unimpeded views of the nearby Pacific Ocean and, at night, the city lights of Santa Barbara.
The public rooms reflect her specialisation of modern design in modern homes.
Although by Santa Barbara standards the home is relatively compact (Moore and Gable are empty-nesters) no space is wasted. "We use every room every day," she says, "and never tire of the constantly changing light from the ocean to the south, the canyon to the east and the mountains to the north."

Program
This relatively small house (when compared to its neighbours) has all of the elements of a 5,000- or 6,000-square-foot house in a tidy, 3,200-square-foot package. The three-level home and two-car garage include open living/dining area, kitchen, master bedroom and bath, guest bedroom and bath, home gym, powder room, two home offices with office bath, outdoor dining area, outdoor lounge areas, lap pool, and 1,400 square feet of lower-level storage.
Design
Hidden environmentally sustainable design - Though not immediately obvious, this house embraces several green design characteristics.
- The house layout is based on solar orientation, resulting in passive solar gains throughout the year.
- Photovoltaic power generates household electricity through a 2.8kw system (when power is not needed, it feeds back into the grid).
- A passive roof-top solar heating system provides for domestic hot water and a passive solar ground-level hot-water system is used to heat the pool.
- The natural flow of hot and cool air is fortified by the use of radiant hot-water floor heating and separate central air conditioning in the ceilings. - Although these systems are in place, they are rarely used because of the solar orientation of the home and the natural ventilation.
- The architects re-used the existing foundation and caissons. During construction, the existing house was taken apart piece-by-piece, with all usable elements donated to Habitat for Humanity.
- Other energy-saving systems include double-pane windows, UV-resistant glass, ample insulation, and energy-efficient appliances.
- Deep exterior overhangs are designed to provide shade in the summer, and let in sun during the winter.
Style
A dramatic glass canopy ceremoniously marks the entrance to the home, bisecting the ground-to-roof planes of glass that form sidelights and clerestories. Throughout the house, walls intersect with glass in a play of solidity and transparency. There is a certain efficiency of design in the layout, yet it provides all of the amenities so that the house looks and feels like a five-star private residential club. By taking up minimal space (what's absolutely necessary and no more) the house also takes up minimal resources.
A monumental feeling is emphasised by designing the house to constantly open up to the outdoors. A neutral colour scheme complements the colours of nature that comprise the predominant palette. An infinity pool just outside the living room leads the eye to the ocean and the Channel Islands beyond. Four separate terraces surround the house, continuing the indoor/outdoor feeling and accessibility.
Each room affords great vistas as well as stunning natural light throughout the day. Large windows create frames for nature. Floor-to-ceiling bookshelves complement the mahogany living room wall that houses an entertainment centre. Set into the wall, and surrounded by floor-to-ceiling glass, it acts as an extension of the outdoors. Doorways in general (even in the limestone-clad bathrooms) are taller than usual and lead the eye upward to be rewarded by either natural light or a beautiful vista. Dark walnut floors and softly minimalist furniture are sophisticated and inviting. Bedrooms and master bath look out to the ocean. The kitchen faces the hillside, emphasising how the house maintains a connection with nature.

Site
The house is located on a flat, irregularly shaped lot at the end of a cul-de-sac. The neighbourhood contains a variety of styles and references to the preferred typical suburban desert subdivision architecture.
Program
Mew single-family residence including kitchen, dining area, living room, office, three bedrooms, and two-and-one-half bathrooms.
Design
The house is designed for a retired couple with the need for guest bedroom suites and a large communal space for the living, dining, and kitchen areas.
To achieve a feeling of "simplicity" within conventional means, it was decided that planning and construction must be straight-forward and the character of the house reflect a strategy of enclosure and openness focused towards the main outdoor space. Two simple volumes are connected together to define a corner with one wing containing the guest bedrooms, and the other containing the master suite. The two wings are connected at the main living, dining, and kitchen space.
Hallways are located along the east and south sides of the two wings and help to define the laterally spaced rooms, which can be closed off from the circulation zone with large sliding walls. The rooms all access the outdoor pool/courtyard space from large sliding glass walls.

Cliffhanger - Alvaro Ramírez and Clarisa Elton - are the authors of their own weekend retreat on the central Chile coastline. Great residential design, propped on stilts, with minimal environmental impact.

This great house is located on a remote coastal trail in central-south Chile, in Buchupureo, VIII región del Bío-Bío. When I lived in Concepción, the capital of the region, we'd surf here. The waves were fantastic, rolling into all the bays around this area. Getting there was difficult and the water was freezing (pushed up from the Antarctic), but the untouched waves, scenery and beaches were, and are still, amazing!
The project was developed in dialogue with its environment, both through the materials used for creating the volumes, as well as how these are implemented and placed on the site.
The house is supported on a steep slope through piles, which lessen the intervention/excavation of the plot's soil, allowing in turn, the free passage of water.
The cabin is divided into three functional spaces, relating to the three requirements of a holiday house. A bedroom with bathroom; a space for entertaining and guests - being with the kitchen; and a terrace, linking the other two spaces and providing spot for those spectacular views. All spaces seeking panoramic view towards the Pacific Ocean. The terrace serves as the lobby space, an intermediate space, as it is located between two interior spaces, providing protection against the wind and and as a place to embrace the ocean.
The structural elements of the house are left visible, giving form to the shape of the house. The structure, external and internal elements, are all created from local wood (the equivalent of Radiata pine), yet treated differently depending on their role. For the pillar structures and beams pieces of 4 "x6" 2 "x6" and 2 "x5" were used. All were treated to give them protection against moisture.
For interior cladding, ¾" x 4" pine are used,brushed, without any treatment. Finally for the external cladding 1" x 4", painted with carbolineum.
The tectonics of the project establish a close relationship with the local architecture, using wood and 'laja' stone, materials predominant in the area (most of the fences in the area are built with laja stone and mud, as well as many old house floors).
The structure of the roof is wood and in its V design, it detaches itself from the wall structures at both the front and rear of the house. This letting light into the interior,generating a feeling of spaciousness. Laja, the stone used to cover and protect the roof, was thought of as an element of both cultural adaptation (local architecture) and natural (landscape elements), blending the building into the rocky shores below. Conversely the view up from the beach sees the timber framework match the colours of the cliff face, the house's home.
